Retrofitting Pall Mall in Manchester
By Bruntwood
Pall Mall is entering a new era. Bruntwood SciTech is leading a transformative £30m retrofit of this iconic 1960s office building, reimagining it as Manchester’s newest sustainable hub for work, wellbeing and innovation.
Due to complete in early 2026, the project is a statement of intent for the city’s future, where heritage, sustainability and business growth meet. Pall Mall is setting a new standard for what retrofit-first regeneration can deliver, with carbon savings, modern design, workspace flexibility and wellness-driven amenities.
A Landmark Reinvented
Originally built in the 1960s as a symbol of Manchester’s post-war ambition, Pall Mall on King Street is being redefined for the 21st century. Rather than demolish and rebuild, Bruntwood SciTech opted to retrofit, preserving its striking architecture while embedding cutting-edge sustainability features.
This approach has already saved approximately 7,900 tonnes of embodied carbon, the equivalent of 16,000 flights between London and New York, highlighting the critical role retrofitting can play in sustainable development.
Sustainable Retrofitting in Action
Pall Mall is on track to achieve an EPC A rating and is targeting BREEAM Very Good certification, standards rarely met by buildings of this era. All communal areas will operate as net-zero carbon, helping occupiers instantly align with their own ESG and sustainability goals.
Beyond credentials, the retrofit integrates sustainable materials, efficient systems and futureproofed design, ensuring that the building performs as well as it looks. For B-Corp certified businesses and those with carbon reduction targets, Pall Mall makes sustainable working a reality from day one.
More Than Just an Office
This isn’t just a workspace, it’s a place designed for balance, productivity and wellbeing. Pall Mall’s transformation includes a new public realm with planting, seating and retail, creating a green, welcoming destination at the heart of the city.
Inside, a roof terrace, wellness studio, communal lounges and an on-site café foster daily moments of connection and calm. Tenants also benefit from a complimentary gym, EV charging, and dedicated on-site support teams delivering a hospitality-led experience.
The reinvention of Pollen Square, a new outdoor piazza, connects Pall Mall to the surrounding streets, encouraging flow and footfall while creating space for relaxation, events and everyday life.
Designed for Manchester’s Ambitious Businesses
Pall Mall offers flexible workspace that adapts to your needs, suitable for startups and established firms alike. Whether you need coworking, serviced or leased space, the building supports business evolution through scalable solutions.
Its central location on King Street places it within Manchester’s prestigious business district, surrounded by high-end retail, dining, and cultural amenities. You’ll be within walking distance of major transport links, with direct access to the city’s top talent, clients and investors.
Sectors already moving in include legal and professional services, with law firm Gunnercooke taking two full floorplates. With flexible layout options and design-led fit-outs, Pall Mall supports hybrid working, team wellbeing and long-term growth.
A Model for Retrofit-First Regeneration
Pall Mall demonstrates how retrofit-first development can deliver value far beyond sustainability. By preserving architectural character, reducing environmental impact and investing in future-ready spaces, Bruntwood SciTech is showcasing how existing buildings can drive meaningful change.
This project is a blueprint for the future, where heritage becomes a platform for progress, and buildings become more than places to work: they become spaces that inspire.
