Bruntwood has welcomed four new customers following the transformation of its Marsland workspace in Sale, responding to an increased demand for small scale workspaces in town centre locations from both growing businesses and established companies looking for a suburban base.

The developer has transformed a large floor into a new split scheme with a range of small, leased suites, suitable for businesses that want the flexibility of planning and managing their own office, with the opportunity to expand. A number of suites have been fitted out to allow customers to move into Marsland quickly and manage their costs simply.

Following the transformation, four new businesses have joined the Marsland community: Xenia Estates, Net Hub, Delta Technology and Streetwize have collectively taken 6,935 sq ft of workspace.

With increased demand for smaller spaces from start-ups and fast-growing businesses, Bruntwood has also created a new range of small leased workspaces at nearby Trafford House in Old Trafford and a new serviced office scheme at Station House in Altrincham, with works underway on another two split schemes at Marsland and Trafford House respectively.

The newly-refurbished Marsland has been designed to enhance productivity and wellbeing for businesses and their employees, also through a design-led overhaul of its communal, reception and entrance area.

Stand-out features include an installation of a leafy ‘welcome art wall’ in the main reception which enhances the arrival experience, complemented by comfortable seating areas and ambient lighting, bringing a sense of nature into the space and creating a more relaxed environment.

Marsland is located in the desirable town of Sale, Greater Manchester, opposite Brooklands Metrolink Station. It provides businesses with high-quality, flexible workspace that has direct access to Manchester city centre and the surrounding suburbs by public transport, with the journey time by Metrolink tram taking less than 15 minutes to the city centre, along with generous parking provision on site.

One of the new customers at Marsland, Streetwize, specialises in personal, leisure and professional motoring accessories. The business has experienced strong demand for its products and has continued to build new client relationships, which has allowed Streetwize to expand its warehouse operations and office space. Its new headquarters at Marsland will allow it to continue to expand its team.

Joining Streetwize as a new customer at Marsland is Net Hub, a tech start-up which provides a networking platform to allow businesses to strengthen their relationships and generate new leads. Bruntwood will also welcome international advisory firm, Delta Consulting, and property management company,  Xenia Estates.

Sharon Johnson, head of commercial at Bruntwood, said: “The works undertaken at Marsland reflect our desire as a business to offer flexible and inspiring workspaces for emerging businesses, to nurture the region’s businesses of the future. From our conversations with start-ups and growing businesses, we know they’re looking for inspiring workspaces that support productivity and collaboration, and the benefits of easy transport links to the city centre. They’re also looking for flexibility, be that small suites or leased spaces that they can make their own, which is exactly what we’ve created here at Marsland.

“This recent influx of new leases has proven this trend, with strong demand from a wide-range of businesses, and we can’t wait to see how they evolve here. We’re also in the process of refurbishing more quality workspaces at Marsland, so we look forward to welcoming more new customers to the community in the future.”

Dave Davis, director at Streetwize, said: “We’ve experienced strong growth in recent years and we were looking for a modern, collaborative space with excellent transport links that would support our next growth chapter. Our priorities were to find a welcoming space that offered room to grow while also being close by to our new warehouse. We were so impressed by the quality of the transformation at Marsland and the amenities on offer here, and look forward to making the most of building our network there.”

The retained letting agents on Marsland are Cushman & Wakefield and Canning O’Neill.
