    Planning application submitted for much-needed homes in Stretford town centre

    Alongside Trafford Council, we have submitted a planning application to deliver 248 new homes and a new public park in Stretford, on the site of the existing Mall, following an extensive consultation with the local community. 

    This forms the latest step in the town centre’s transformative regeneration plans which will see much-needed new homes brought into the area alongside improved public realm and commercial opportunities aligned with local needs. 

    It has also been revealed that the project will benefit from Greater Manchester Mayor Andy Burnham’s £1bn Good Growth Fund. £26m has already been allocated to boost housebuilding in Old Trafford, with the redevelopment of the old Stretford Mall into new homes set to receive a follow-up allocation of funding subject to achieving agreed milestones.

    Plans for the high-quality new homes range from one-bedroom apartments to three-bedroom townhouses and will serve the broad mix of people who live in the area – from single residents to growing families. A new park will also be created, providing places for relaxation and social interaction, and the layout of the scheme will permit public access through the development, connecting to the wider masterplan. 

    Our ethos is to deliver places that reflect the real needs of communities and a number of ground floor retail and leisure units will be incorporated into the residential scheme to enhance amenities for Stretford residents and visitors. The development will continue to deliver against Trafford and our social value ambitions, building on the £3.4m of social value already delivered through the development of King Street.

    The new phase will focus on engaging and collaborating with the local community and stakeholders, and delivering against skills development, opportunities for disadvantaged people, sustainable development and health and wellbeing.

    External designs for the new homes will draw on the style of existing housing in the area, with the joint venture committed to delivering regeneration that is integrated and blends into the urban fabric of the town. Quality build materials have been at the forefront of design plans and sustainability is being prioritised, with us and Trafford Council committed to delivering an energy-efficient and environmentally responsible development.

    Approved in 2023, the Stretford Town Centre Masterplan sets out a clear and ambitious vision for regeneration that delivers an attractive and economically sustainable town. The redeveloped King Street opened in August 2025, improving connectivity and introducing new retail and leisure options to the people who live, work and shop in the area. 

    Following approval of the planning application, further phases of residential development are due to come forward that  will include affordable housing.
