Bruntwood Works and Trafford Council are set to transform the former Kellogg’s site in Old Trafford, Stretford into a vibrant new neighbourhood – Lumina Village – after planning permission for a mixed-use development was secured by Trafford’s planning committee last night.

The approved plans, which were put forward by the joint venture between Bruntwood Works and Trafford Council, will see the 12-acre site transformed to create a community of 750 homes, 200,000 sq ft of office space, a primary school and 100-bedroom hotel.

The Lumina Village name was settled upon after close consultation with local stakeholders. A lumen is a measurement of light – a nod to the optimism that surrounds the area – and was inspired by the site’s history and the future of the neighbourhood.

The focal point of the new community will be a vibrant green surrounded by local businesses and contemporary workspaces.

The approval of the neighbourhood’s development will create an anticipated 2,261 jobs and benefit Trafford by an estimated £18m per year during the construction phase. Once complete, residents within the new homes are estimated to spend £11.2m per year in the local area, while the proposed commercial accommodation is expected to facilitate a GVA of circa £50m per year.

The proposals were submitted for the 12-acre site in February after consultation with local residents and will provide much needed housing – 15 per cent of which will be designated affordable homes – local amenities and improve community use of the area surrounding the University Academy 92 building.

The 12-acre site is opposite Old Trafford Cricket Ground and forms part of Trafford Council’s wider Civic Quarter masterplan. The architect for the development is Feilden Clegg Bradley, Planit IE is the landscape architect and planning support was provided by Avison Young.

Andrea George, Regional Director of Town Centres at Bruntwood Works, said: “Lumina Village will be a mixed-use neighbourhood that combines the heritage and history of the area with the needs of the modern resident, worker, student and school pupil.

“We’re committed to supporting the wider ecosystem of the towns and cities we operate in – Lumina Village will future-proof the area with the highest-standard housing and education facilities surrounded by a thriving commercial offering, catering to the needs of every generation in the community.

“The project forms part of our wider strategy in the area working in partnership with Trafford Council and we’ve been keen to hear the thoughts of Trafford residents every step of the way. That underpinned the success of this application and we’ll continue to engage with the community as the development of Lumina Village progresses to ensure its potential impact is as wide-reaching as possible.”

Cllr Andrew Western, Leader of Trafford Council, said: “This exciting development on the iconic former Kellogg’s site will provide much-needed quality housing, an excellent primary school, offices and a superb hotel. It will totally transform the area and create a fantastic place for people who live and work there. This development fully supports the Council’s Corporate priorities of creating quality and affordable housing and successful and thriving places.

“The scheme will also create thousands of jobs and benefit the borough to the tune of £18 million and I am delighted that planning permission has been granted. We will of course continue to engage with local residents as the development takes shape in the future. The Lumina Village project forms part of our overall strategy for the area and we are proud to be bringing this forward in partnership with Bruntwood Works.”

The joint venture is part of Trafford Council’s wider partnership with Bruntwood Works, which also includes the development of the Stamford Quarter in Altrincham as well as Stretford Mall.
