Bruntwood SciTech To Expand West Village Campus With New Investment Into Leeds' Innovation Economy

Bruntwood SciTech – a joint venture between Bruntwood, L&G and Greater Manchester Pension Fund and the UK’s largest property platform dedicated to the innovation, tech and science sectors – has unveiled plans for the next phase in the evolution of one of Leeds’ most vibrant innovation destinations, with the redevelopment of 100 Wellington Street.
The works will see the building transformed into 3 West Village, becoming part of the connected West Village campus, which blends innovative workspace with leisure, wellbeing-focused amenity and a like-minded, forward thinking business community.
As part of its integration, the existing building will undergo a deep refurbishment to deliver 44,500 sq ft of flexible, design-led workspace tailored to the needs of creative, digital and innovation-led businesses, with 17,000sq ft still available to let.
The expansion reflects Bruntwood SciTech's continued investment in Leeds and its commitment to creating thriving places for forward-thinking businesses. Launched in September 2024 following a £20 million redevelopment project, West Village is a state-of-the-art innovation campus that has quickly attracted global businesses including Insurtech firm QBE and Australian fintech company PEXA.The vibrant innovation community also provides the ideal environment for growing businesses and start ups looking to scale their operations.
The plans also demonstrate Bruntwood SciTech’s ongoing commitment to sustainability, with improvements due to be made to CO2 emissions, air quality, rainwater usage and noise levels, as well as investments into local wildlife habitats. To facilitate these developments, sensor technology, new wall insulation and windows will be installed to enhance natural ventilation.
Customers will benefit from full access to the wider campus' extensive amenities, including RESET Leeds, the state-of-the-art wellness studio operated by independent gym FORM, Second City Coffee, expansive breakout spaces and meeting rooms, the largest secure cycle storage facility in Leeds, premium shower and changing facilities and a central courtyard with green outdoor spaces.
Adding to the campus' appeal, Salon Madre will also open at the end of December. Serving Mexican-inspired food and drinks in a lively social setting, the new restaurant will enhance West Village's growing mix of hospitality and leisure destinations - which will also be expanded as part of the new works - and help further activate the building at street level.
Located in the heart of the city, 3 West Village is less than a 7-minute walk from Leeds train station, providing links to many of the UK’s major cities.
