£13m Transformation Of King’s House Completes, Reviving Heritage Workspace For Scaling Businesses In Manchester City Centre

Major refurbishment works have now completed at Manchester City Centre’s historic King’s House, marking the delivery of a £13 million investment that has created 36,000 sq ft of design-led workspace tailored to support Manchester’s growing community of innovation-led businesses.
The scheme, located on King Street West in the heart of Manchester’s St Mary’s Parsonage district, has been delivered by Bruntwood SciTech, the UK’s leading property platform dedicated to the growth of the innovation, tech, and science sectors, in a joint venture between Bruntwood, L&G, and Greater Manchester Pension Fund.
Designed to support teams of 10 to 60 people, the available suites range from 1,777 sq ft, with one standout suite extending to 6,115 sq ft, a rare opportunity for customers to create a fully bespoke fit out, tailored entirely to their team’s needs and ways of working. All other suites are fully furnished, complete with kitchens, meeting rooms, project spaces, phone booths, breakout areas, and integrated power. This provides everything needed to equip innovation-led businesses operating across creative, digital, tech, and professional services sectors with everything they need to hit the ground running from day one.
A 2,789 sq ft suite on the ground floor also benefits from its own dedicated entrance, providing a self-contained workspace for around 30 people, and offering added privacy, prominence, and flexibility within the building.
To mark the launch, Bruntwood SciTech will host an open day at King’s House on 18th September, inviting existing and prospective customers to experience the space first hand and learn more about the opportunity to join Manchester’s most exciting workspace community for scaling businesses.
The reinvention of King’s House blends heritage architecture with modern functionality. Inspired by British heritage detailing, original features such as beams and terrazzo flooring have been sensitively restored, sitting alongside rustic woods, luxury metals, and elegant pattern finishes to create a rich, timeless interior.
The building features a new ground floor arrival with a hospitality-style lounge area and breakout spaces for collaboration and socialising, alongside The Loft, a fourth-floor communal lounge. Customers will also benefit from access to high-quality end-of-journey facilities, including showers, a vanity area with towel service, cycle storage, and an on-site fitness studio. It has been developed in line with Bruntwood SciTech’s sustainability goals, achieving an EPC A rating, operating at net zero and already largely electrified, with a clear pathway to becoming fully electric within five years.
Just a three minute walk from King’s House, customers will also enjoy access to an auditorium, bookable meeting rooms, a fully equipped strength and conditioning gym, and a dedicated podcast room at Blackfriars House.
Situated near Deansgate and a short walk from both Spinningfields and King Street, the building benefits from unparalleled access to some of Manchester’s best-loved leisure, retail, and dining destinations – including the iconic San Carlo restaurant, housed within King’s House itself. The King’s House redevelopment is part of Bruntwood SciTech’s wider ongoing £243m programme of investment across Manchester city centre, which includes the refurbishment and delivery of innovation-led workspaces at Thread Works, No.3 Circle Square, and the landmark Pall Mall.
