Regeneration Framework adopted for the transformation of the Mill Gate Shopping Centre in Bury

A transformational Regeneration Framework for the Mill Gate shopping centre has been approved by Bury Council’s Cabinet.

The framework, developed by property developer Bruntwood and Bury Council, in consultation with the community, outlines ambitious redevelopment plans as part of the wider town centre masterplan.

The proposed seven figure regeneration scheme includes the transformation of the Mill Gate and surrounding areas, strengthening the town centre as a leading retail destination within Greater Manchester. The development will create jobs, deliver new homes, provide high quality public spaces and improve connectivity.

Spanning 15 acres, the regeneration plans are set to transform the area into a vibrant and dynamic mixed-use community hub, incorporating leisure, hospitality and housing, with sustainability, education and wellness at its heart. It will also provide workspace facilities directly to the high street.

The scheme also seeks to enhance the surrounding area connecting the Mill Gate and Bury Market, as well as linkages with The Rock. Bruntwood and Bury Council will improve the functionality of the public realm and ground floor uses to create a prominent identity for the market and support its long-term success. The regeneration framework will help to guide future development at the Mill Gate, and its surrounding areas, and will be followed by individual planning applications as each phase comes forward. Further consultations with the public will take place at each stage.

As part of the draft Regeneration Framework, the joint venture partners engaged with the local Bury community, hosting events showcasing plans for the site, as well as a consultation where local people could share their thoughts on the plans.Community feedback from the consultation was then used to inform the Regeneration Framework.

Bruntwood has a strong track record of town centre regeneration, which includes its ongoing partnership with Trafford Council to redevelop Stretford Mall and revitalise the historic King Street area. Its purpose of ‘creating thriving towns and cities’ recognises the need for continuous investment in the town centres to support local economies to succeed and thrive into the future. The focus of Bruntwood’s work is ensuring social, economic, and environmental sustainability and creating spaces that are dynamic, inspirational and futureproof.

Following public consultation, a revised Regeneration Framework was compiled for consideration at the Council’s cabinet meeting taking place on 13th March.
