Lumina Village 639-home residential scheme approved by Trafford Council

A £160million residential scheme made up of 639 new private and affordable homes along with 5.4 acres of public realm was last night given the go-ahead by members of the Planning and Development Management Committee at Trafford Council. The homes will be delivered by leading residential developer Glenbrook Property.

The plans form part of the wider Lumina Village mixed-use development opposite Lancashire Cricket Club, which is a joint venture partnership between Trafford Council and Bruntwood. The delivery of these homes and public realm will be play a significant role in the wider redevelopment of Trafford’s Civic Quarter.

The Civic Quarter Area Action Plan, adopted earlier in 2023, is looking to deliver 4,000 homes, 50,000sqm of commercial space, public realm improvements, and new infrastructure on a 120-acre neighbourhood stretching from Trafford College past the Town Hall and Lancashire Cricket Club up to the A56/Chester Road and White City retail park.

Residential developer Glenbrook will deliver the residential and public realm elements of Lumina Village. Designed by Sheppard Robson with Avison Young acting as planning consultant, the scheme will include a mixture of one, two, three, and four-bedroom houses and apartments. The 586 apartments will be delivered across six blocks ranging from six to 20 storeys and there will be 53 townhouses. At least 15 per cent of the total number of dwellings will be delivered as affordable homes on site.

In addition to the homes, the scheme has been designed to include 5.4-acres of pedestrian- friendly public realm, including a central village green, civic squares, boulevards and play streets, along with 200 secure parking spaces located on the periphery of the scheme. This sustainable approach to place shaping will benefit existing Trafford residents as well as the new Lumina Village community.

The provision of houses in conjunction with apartments also helps deliver a mixed community and are likely to represent an attractive option for families, particularly given the presence of a large area of open space delivered as part of the scheme.
