Bruntwood SciTech – a joint venture between Bruntwood, L&G and Greater Manchester Pension Fund – has unveiled an £11 million investment and new vision for Melbourn Science Park, which will see it continue to support businesses across a greater variety of sectors.

The £11 million programme of investment will transform more than 22,000 sq ft of workspace and introduce a new gym alongside enhanced landscaping and EV charging, creating a vibrant, flexible environment designed around the businesses and people powering the innovation economy.

Ash House will offer workspace and R&D lab suites of up to 4,500 sq ft, available in shell, open-plan or fitted and furnished formats, while Beech House will provide up to 19,000 sq ft of workspace and R&D space available as CAT A open-plan, fitted or fitted and furnished suites, ready to occupy from winter 2026

This flexibility will allow businesses to choose workspaces fitted around their individual needs and provide flexibility as they grow. Fitted offices will include kitchens and acoustic meeting rooms, alongside ultra-fast private fibre connectivity of up to 10GB, efficient split air-conditioning and smart energy lighting, contributing to an improved EPC rating B Modern, high-specification communal areas and secure access control will also be provided, with gas storage available to support CL1 laboratory requirements.

At the heart of the new vision is a combination that sets Melbourn Science Park apart: space to innovate and scale, alongside 17 acres of landscaped greenery, just nine miles south of Cambridge and within the Golden Triangle. Customers can benefit from proximity to one of the world’s most established innovation ecosystems while working in a green campus environment designed to encourage collaboration, support wellbeing and give growing teams room to thrive.

To reflect this, the enhancements will also see several buildings take on new names inspired by the Park’s natural surroundings. Building F will become Field House, Building G will become Glade House and Building H will become Hazel House, joining the existing Ash House and Beech House and creating a stronger connection between the identity of the campus and its South Cambridgeshire setting. Talking Point will be renamed to Linden Suites, broadening Melbourn Science Park’s offering to external businesses with a flexible lecture theatre and event space, as well as a meeting room supported by modern facilities.

This symbiosis between workspace and a green environment is already reflected in the community at Melbourn Science Park, which brings together businesses working at the forefront of technology, research, engineering, digital and biotech, including technology consultancy, TTP and biotech firm, Cellular Origins. The Park’s offer of flexible office and lab space also creates a distinctive proposition for businesses across sectors such as deep tech, cyber and engineering, where technical R&D capabilities need to seamlessly align with administrative teams. By bringing high-quality office and lab space together without compromising on floorspace or access to high-end amenities, Melbourn Science Park is able to support those innovation-focused businesses to operate under one roof, fostering further collaboration and growth.

Crucially, businesses at Melbourn Science Park are not growing in isolation. As part of Bruntwood SciTech’s network, customers can tap into a nationwide ecosystem of 1,450 high-growth startups, scaleups and global businesses across 28 city centre innovation hubs and 10 campuses, providing opportunities to make connections, access support and become part of a much wider community focused on growth.

As well as investing in the workspace, Bruntwood SciTech is also planning significant improvements to the Park’s public domain, including enhanced landscaping and EV charging infrastructure. A new gym will also be created on the ground floor of Glade House, complementing the Park’s existing green spaces, showers, cycle storage, meeting and conference facilities, and year-round programme of community events.

Mark Julian, Associate Director for Commercial at Bruntwood SciTech, said: “Innovation doesn’t belong to one sector. The businesses developing new ideas, products and technologies today span everything from engineering and digital to research, technology and beyond, and we want Melbourn Science Park to be a place where all of those ambitious businesses can find the space and support they need to grow.

“We’re building on the Park’s established heritage while opening its next chapter to invite even more innovation-led businesses into our community and make our mark within the Golden Triangle. What unites them is a desire to innovate and grow and our role is to create the environment and ecosystem that helps them do that.’’
