Frequently Asked Questions
Promotion: Sign up for a new lease at EW1 and receive a 12-month rent-free period (or equivalent 33% discount across a 3-year term).
Terms and Conditions
Eligibility: This offer is available to new customers only and applies exclusively to leased office space within the EW1 building (formerly Enterprise Wharf).
Lease Term: A minimum lease agreement commitment of 3 years (or longer) is required to qualify.
Discount Allocation: Bruntwood SciTech reserves the right to apply the discount as either 12 months of rent-free for the first year or as a 33% reduction across the entire 3-year term.
Covenant Check: Approval is subject to a financial covenant check. If net profit is less than 3x the headline rent, a deposit or guarantee may be required.
Exclusions: The "rent-free" incentive applies to base rent only. All other obligations remain payable from the lease commencement date, including service charges, insurance, business rates, utilities, and car parking.
VAT: All costs due under the lease agreement are exclusive of, but liable to, VAT.
Offer Period: Valid from 12th January 2026 to 31st March 2026. A signed lease must be executed by 31st March 2026 for the offer to be valid.
Availability: Subject to availability. This offer may be withdrawn at any time without notice.
